Alveo reignites the Bonifacio Global City real estate market with Park East Place.

The soon-to-rise Park East Place, Alveo Land’s latest premium condominium project in the heart of Bonifacio Global City in Taguig City, will be an exemplar of high-end, ritzy residential development wherein each element conspires with all the rest to create a singular experience.

Park East Place is a single-tower development comprised of 59 physical residential floors with 53 residential floors and 523 units. Sanchez says eight floors will be dedicated to parking spaces — three basement levels and five podium parking levels. This is also the developer’s first project with an electric vehicle (EV) parking system.

The tower is a low-density condo limited only to 10 units per floor with one-bedroom (61-67 sqm), two-bedroom (94-98 sqm) and three-bedroom (131 sqm) configurations. All units will have balconies.

“We didn’t want to offer studio units to improve the density of the development sort of,” says Sanchez. “But we will provide premium materials for all units, which is a notch higher than our standard Alveo deliverables.”

Each unit will have a built-in range hood, a multi-point water heater, Kohler toilet fixtures and split-type air conditioning for all main rooms (living room and bedrooms).

“We make sure that all units are ready for move-in. The owners will bring in their furniture and be ready to enjoy their new home,” he explains, adding, “This is also the first time that we bring in a lot of appliances to make moving in for our residents much easy.”

Created and carefully curated for a bespoke life, Park East Place’s exclusive amenities are housed on the seventh-floor podium for enjoyment and recreation. The amenity deck features an adult pool, a kiddie pool and an outdoor play area — all intertwined with sprawling landscapes exclusive to the residents.

“For a single tower with a land area of 4,000 sqm is quite generous. The 2,600-sqm amenity deck will also house a gym, an indoor play area, a function room and a board room,” shares Sanchez.

The spacious lobby with a drop-off lounge spans around 400 sqm. To ensure residents’ privacy, the main residential lobby has through-and-through access connecting the outdoor waiting area and main drop-off. The ground floor retail offers approximately 1,000 sqm of leasable retail space, ensuring a good mix of future retail offerings.

The crown

True to its tradition of impeccable design, Part East Place commands attention with its elegant architectural design that melds elegance, style and innovative function. The residential skyscraper’s exterior boasts a high glass ratio, creating a striking visual appearance. Another unique architectural feature is a nine-meter glass crown that will distinguish it from the BGC skyline structures. It is a design collaboration between Aidea, a leading Filipino architecture and design firm, and foreign consultant Smith Group.

“We want Park East Place to stand out in terms of look with imposing features,” Sanchez says.

The average price for Park East Place is approximately P430,000 per square meter. The total unit price will range from P24M to P66M (VAT inclusive).

“We are positioning Park East Place between our standard Alveo developments and Ayala Land Premier. The last project we launched was priced at P300,000 per sqm, a bit higher in terms of a premium product,” says Mike Z. Jugo, Alveo Land president.

Alveo Land has an extensive range of existing and completed projects in BGC. These include Two Serendra, High Street South Maridien, Verve Residences and Park Triangle Residences for residential condominium developments.

Park East Place is slated for completion by 2030.
